It’s Cold Outside but Things are Heating up at Clyde

At this time of year lots of us are focusing on getting ready for Christmas, ordering the turkey and planning gatherings in our current home. Independent data however suggests that as the festive period approaches the property market maintains it’s buoyancy and can even see a boost; according to Rightmove there’s been over 100 sales in the Perthshire market during November, across a variety of property types from detached family homes in the countryside to city centre flats.

 

With Clyde’s reputation for a selling properties quickly and efficiently, this means there’s also an ever changing flow of new houses on their books, and they’ve certainly been responsible for bringing a diverse range of properties to the market. Most recently this has included an attractive 1 bed shared ownership flat in Perth for just £35,000, right up to one of the most stunning and unique properties to ever hit the market in Scotland; The Control Tower at Clathymore priced at a cool £1.25m (keep an eye out for that one Santa!).

 

The team at Clyde are keeping a watchful eye on whether the Scottish government will follow in the footsteps of the UK government who recently announced that it would be scrapping Stamp Duty for first-time buyers in England and Wales. The suggestion that Scotland might follow suit on the equivalent LBTT rates here or perhaps even look to amend their higher end tax banding will no doubt be a big help to some of Clyde’s customers.

 

As ever presentation, pricing and exposure remain the three golden rules for securing viewings, generating interest and ultimately selling your property. Clyde continue to focus on these three elements, remaining positive about the market while encouraging owners to be realistic about pricing. In November alone they recorded 3 sales on properties which had previously been marketed with other estate agents and online agencies, which on reflection the owners appreciated had been marketed too high and without adequate care and attention given to presentation.
